Flat Fee MLS® Pricing at a Glance
Our advertised pricing is designed to make the listing fee straightforward to understand before you begin.
| Service | Advertised fee | Term |
|---|---|---|
| Property for sale | $199 | 60 days |
| Property for lease or rent | $49 | 60 days |
The advertised flat fee is the listing-service fee, not a guarantee of the total cost of selling or leasing a property. Legal fees, other transaction expenses and any separately agreed compensation are additional where applicable.
No Percentage Listing Commission
A traditional real estate listing agreement may use a commission calculated as a percentage of the sale price. With a flat-fee listing, the advertised listing-service fee is a fixed amount instead of a percentage of your property’s sale price.
For example, a $199 listing fee remains $199 for the advertised 60-day sale listing, whether the property sells for $500,000 or $900,000. The flat fee does not automatically include every service offered by a full-service real estate agent, and it does not automatically include compensation to a buyer’s representative.
Real estate commissions and compensation arrangements are negotiable. Read your written agreement carefully so you understand the services included and any additional costs that may apply.
What Does the Flat Fee Cover?
The flat fee covers the services specifically described in the listing package and written agreement. Depending on the selected service, the listing process generally involves preparing and submitting eligible property information for an MLS® listing through the participating brokerage.

Flat Fee MLS® vs. Percentage-Based Listing Fees
A fixed listing fee can make the listing-service cost easier to estimate in advance. With a percentage-based listing agreement, the listing commission is calculated using the agreed percentage and the sale price. Compare the actual services and terms in each agreement rather than comparing price alone.
| Question | Flat-fee listing | Percentage-based listing |
|---|---|---|
| How is the listing fee calculated? | Fixed advertised fee for the specified listing term | Based on the negotiated percentage and sale price, if that is how the agreement is structured |
| What services are included? | The services listed in the flat-fee package and agreement | The services listed in the negotiated listing agreement |
| Who manages showings and inquiries? | As assigned to the owner and brokerage in the agreement | As agreed with the brokerage |
| Is buyer-agent compensation included? | Not automatically; check the agreement | Not automatically; check the agreement |
Is a Flat Fee MLS® Listing Right for You?
A flat-fee listing may suit owners who want to explore MLS® marketing while taking an active role in selling or leasing their property. It may be less suitable for owners who want a full-service arrangement that includes extensive hands-on assistance with pricing, marketing, showings, negotiations and transaction management.
Before ordering, consider how much support you need, which tasks you are comfortable handling yourself and what the written agreement includes.
