How to List Your Property on REALTOR.ca Without a Traditional REALTOR®
You can explore listing your property on REALTOR.ca without hiring a traditional full-service REALTOR® by using an eligible flat-fee MLS® listing service through a participating real estate brokerage. This option is available for eligible properties for sale and for lease, subject to brokerage agreements and applicable MLS® rules.
REALTOR.ca is an advertising platform, not an MLS® system. Its listings are supplied through MLS® systems operated by real estate boards and associations. Property owners generally cannot simply create a private account and upload their property directly to REALTOR.ca. Learn more about REALTOR.ca and MLS® Systems.
With theRealtyCommission.com, Ontario property owners can explore flat-fee listing options while managing many aspects of selling or leasing their own property.
- For sale: $199 for a 60-day listing.
- For lease: $49 for a 60-day listing.
Three Ways to Market Your Property in Ontario
1. Traditional REALTOR® Service
With a traditional real estate listing, you enter into an agreement with a real estate brokerage. Depending on the services agreed upon, the listing agent may assist with pricing, marketing, property showings, offers and negotiations.
The commission or fee is negotiated with the brokerage. This approach may suit property owners who want more hands-on assistance throughout the selling or leasing process.
2. Private Sale or Rental Without an MLS® Listing
You can market your property independently using online classifieds, social media, personal contacts and other advertising channels.
For a property sale, you manage pricing, inquiries, showings and negotiations. For a rental property, you manage rental inquiries, showings, prospective tenant assessment and the leasing process.
However, marketing privately does not automatically provide MLS® or REALTOR.ca exposure.
3. Flat-Fee MLS® Listing
A flat-fee MLS® listing provides another option for eligible Ontario properties. Through a participating brokerage, you pay a flat fee for the agreed listing service rather than a percentage-based fee for that listing service.
With theRealtyCommission.com, you can explore listing services for properties being offered for sale or for lease while remaining actively involved in the process.
How Much Does It Cost to List on REALTOR.ca?
| Listing Service | Advertised Price | Listing Period |
|---|---|---|
| Property for sale | $199 | 60 days |
| Property for lease / rental | $49 | 60 days |
The $199 option is for eligible sale listings. The $49 option is for eligible rental listings.
These fees cover the applicable listing service, subject to its terms. Confirm current pricing, HST, included services, property eligibility and any additional compensation or fees before ordering. A listing does not guarantee a sale, a tenant or a specific number of inquiries.

How Does the Flat-Fee Listing Process Work?
Step 1: Choose Your Listing Service
Decide whether your property is being offered for sale or for lease. Review the service details and confirm that the property is eligible.
Step 2: Complete Your Order
Purchase the applicable service online and follow the instructions provided after ordering.
Step 3: Submit Property Details and Required Documents
Provide your property information, photographs, required listing agreement and supporting documents. The listing cannot be processed until the required paperwork has been completed correctly.
Step 4: Brokerage Processes Your Listing
Once the required information and documentation have been reviewed and processed, an eligible listing can be submitted through the participating brokerage to the applicable MLS® system, subject to the relevant rules.
Step 5: Manage Your Sale or Rental
For a sale, you remain involved in pricing, inquiries, showings and offers. For a rental, you manage inquiries, showings, prospective tenant assessment and leasing decisions, subject to applicable law and your service agreement.
Can I List on REALTOR.ca Without a REALTOR®?
You generally cannot upload a property directly to REALTOR.ca as an ordinary private seller or landlord. However, an eligible flat-fee or limited-service listing arrangement through a participating brokerage may provide REALTOR.ca exposure without requiring a traditional full-service listing agent.
The brokerage’s role, the services included and your responsibilities depend on the agreement you select. Review the agreement carefully before ordering so you understand what the brokerage will handle and what you will manage yourself.
Is a Flat-Fee MLS® Listing Right for You?
A flat-fee listing may be suitable if you want MLS® exposure but prefer to retain control over much of the sale or rental process.
It may work well for property owners who are comfortable arranging showings, responding to inquiries, making decisions about offers or rental applications, and coordinating the next steps.
If you prefer comprehensive help with marketing, negotiations, tenant placement or transaction coordination, compare the total costs and included services before making a decision.
