“I found Craigslist was very good for advertising to local people but you need Realtor.ca for out of town or out of province people who look from far away and that is about 40% of buyers.
If I recommend anything it is that you also spend a couple hundred and get a professional photographer to take proper photos because your cell phone just won’t capture small or odd spaces and proper lighting.
I sold a 50 year old full duplex and I recommend you don’t do any costly renovations with a house like this as the buyers will have their own plans on what they are going to do with it.”

I worked very hard to build a beautiful home which people appreciated, and got offers immediately;  ultimately higher than the price I listed it for, which was based on actual sale figures of like properties, and which, was not an artificially low price, as is the practice of so many selling Realtors. 

Also, people appreciated that they could talk to the seller, asking questions and talking about the neighborhood.
