Do I have to pay commission to the buyer’s agent to sell or lease my property?

Do I have to pay commission to the buyer’s agent to sell or lease my property?

This is your option and not mandatory.  Buyer’s agents are used to receiving approximately 2.5% of the selling price on most homes, 1/2 month rent for residential leases, or a percentage of commercial space leased. However, it is your choice how much you offer if any.

Some Private Seller’s see the value a buyer’s agent can bring and since your are saving so much by listing with us, you can offer them a higher than average commission to help you get your property sold or leased.

Everything is negotiable, so depending on how good their offer is you can compensate them accordingly.

Other’s want to avoid paying any commission and that’s okay too!

With your Maximum Exposure on REALTOR.ca, buyers will see your property, whether they are working with an agent or not.

Our  Flat Fee MLS® Listing  Package also includes access to our forms library which includes all blank templates to prepare an Offer to Purchase, make Amendments, Waivers to remove conditions , compensate a buyer’s agent etc.

Have your real estate lawyer ready to review your paperwork.

Kijiji, Craigslist, REALTOR.ca – WHAT’S THE DIFFERENCE?

Kijiji and Craigslist are  great places to start when advertising your property For Sale By Owner (FSBO).  Both sites are free and you have control of the content and instant gratification.  But every time a new ad is posted, yours drops lower until it is no longer visible on the first page. Unless you pay for a bump to the top spot or featured ad on Kijiji, you will have to post a new ad, sometimes several times a day. There is no way to search by map and see all listings in one specific area easily.

REALTOR.ca (MLS.ca) is where serious buyers are looking, whether or not they are using an agent.  You can easily search in any area with the map and focus your search further within your specific criteria (waterfront, price, size, etc)

How Does This Work?

How Does a Flat-Fee MLS Listing Work in Ontario?

A flat-fee MLS® listing allows eligible Ontario property owners to market a property through a participating real estate brokerage without automatically paying a traditional percentage-based listing commission. With theRealtyCommission.com, you can choose a listing service, provide your property information, and remain actively involved in selling or leasing your property.

Our listing options are designed for property owners who want MLS® exposure and a more hands-on approach to selling or renting. The listing arrangement, included services, and your responsibilities depend on the service you select and the applicable terms.

Sale listing: $199 for 60 days.
Rental listing: $49 for 60 days.

How the Flat-Fee MLS Listing Process Works

Step 1: Choose Your Listing Service

Decide whether you want to sell or lease your property. Review the available listing options, pricing, included services, eligibility requirements, and terms before proceeding.

For a property sale, our advertised flat-fee option is $199 for a 60-day listing. For an eligible rental property, our advertised option is $49 for a 60-day listing. Confirm the current service details before purchasing.

Step 2: Submit Your Property Information

Provide the property details required for your listing. Depending on the property and service, this may include the address, property type, asking price or rental amount, room and building details, features, photographs, and showing instructions.

Review all information carefully. Accurate property details help potential buyers or tenants understand what you are offering. Ensure that you have permission to use the photographs and information you submit.

Step 3: Review Your Listing Details

Check the information, photographs, price, and other listing details before the listing is submitted. Correct errors or omissions promptly and make sure your information is accurate and not misleading.

Your listing must meet the applicable brokerage and MLS® system requirements. Submission, publication, timing, and any permitted changes are subject to the listing agreement and service terms.

Step 4: Your Listing Is Submitted for MLS® Publication

Once the required information and documents have been received and accepted, the participating brokerage can submit the listing to the applicable MLS® system in accordance with its rules and the terms of your listing arrangement.

Eligible listings may then receive exposure on REALTOR.ca and other channels that display the applicable MLS® data. Publication, display details, timing, and distribution are not guaranteed and depend on the relevant MLS® system, listing eligibility, and applicable policies.

Step 5: Buyers or Tenants Find Your Property

Potential buyers or tenants can discover properties through online searches, location-based searches, property filters, and other available search features. An eligible listing may appear alongside other properties that match a visitor’s search criteria.

The way a property is displayed, including available links and contact information, depends on the platform and the listing arrangement. Review your listing details and showing instructions so interested people know how to request more information or arrange a viewing.

Step 6: Manage Inquiries and Showings

With a limited-service or flat-fee arrangement, you may be responsible for handling many of the day-to-day activities yourself. Depending on your agreement, these may include responding to inquiries, coordinating appointments, preparing the property for showings, and communicating with interested buyers or tenants.

Respond promptly and keep a record of inquiries and appointments. Follow applicable privacy, access, safety, and tenancy requirements when arranging showings.

Step 7: Review Offers or Rental Applications

If you receive an offer to purchase or a rental application, review it carefully. Consider the proposed price or rent, conditions, deposit provisions, closing or occupancy dates, and any other important terms.

You decide how to respond to offers, subject to your legal obligations and listing agreement. Consider obtaining advice from a qualified real estate lawyer before signing documents or making decisions with significant legal or financial consequences.

Step 8: Complete the Transaction

For a sale, the transaction may involve satisfying conditions, arranging financing and inspections where applicable, completing legal paperwork, and closing through your real estate lawyer. For a rental, you may need to complete the required tenancy documentation and follow Ontario’s applicable landlord-tenant laws.

A flat-fee MLS® listing provides a way to market a property; it does not eliminate your legal responsibilities or guarantee a sale or lease.

What Does the $199 Sale Listing Include?

The advertised sale listing option is $199 for 60 days. The exact services, requirements, and limitations are governed by the current listing package and service terms. Review those terms before placing your order so you understand what is included and what remains your responsibility.

A flat-fee listing is different from assuming that every service offered by a traditional full-service real estate representative is included. Additional services may be available separately, depending on the current offerings.

What Does the $49 Rental Listing Include?

The advertised rental listing option is $49 for 60 days for eligible rental properties. It is intended for owners or landlords who want to market a rental property through an applicable MLS® listing arrangement.

Landlords should be prepared to manage inquiries, showings, tenant screening, lease documentation, and their legal obligations unless those services are specifically included in the arrangement they select.

Will My Private-Sale Listing Look Different on REALTOR.ca?

An eligible property listing submitted through a participating brokerage may appear alongside other listings that match a visitor’s search. However, the display format, available contact options, links, and listing information can vary by platform, MLS® system, and listing arrangement.

Do not assume every listing has identical display features or that all contact information will be presented in the same way. Review the published listing and the applicable service details to understand how inquiries are directed to you.

REALTOR.ca is a property-search platform; property owners generally cannot simply create an ordinary private seller account and independently upload a property as an MLS® listing. Access to MLS® publication is governed by the applicable participating brokerage and MLS® system requirements.

Can a Private Seller List on REALTOR.ca?

Flat-Fee Listing vs. a Traditional Listing

Feature Flat-Fee MLS® Listing Traditional Full-Service Listing
Listing fee A stated flat fee for the selected package Often a negotiated commission or fee
Seller involvement Seller typically handles more of the process Agent may handle more tasks, depending on the agreement
Marketing exposure MLS® submission and distribution depend on eligibility and terms MLS® submission and other marketing depend on the agreement
Showings and inquiries Seller may coordinate these directly Agent may assist, depending on the services included
Negotiation and transaction support Check which services are included or available separately Depends on the listing agreement and the services provided

Neither arrangement is automatically the right choice for every property owner. Compare the cost, included services, your available time, and the amount of assistance you want before choosing.

Frequently Asked Questions

How long does it take for my listing to appear?

Your listing will be visible on REALTOR.ca within 24 hours or it’s FREE once all required information and documents have been received and approved.

Can I sell my house privately and still use MLS®?

Eligible owners may be able to use a participating brokerage’s flat-fee listing service while remaining actively involved in the sale. The listing must comply with the brokerage’s agreement and the applicable MLS® system rules.

Do I have to pay a buyer’s agent commission?

Any compensation offered to a buyer’s representative is separate from your flat listing fee and should be considered carefully. Review the current listing terms and decide what, if any, compensation you wish to offer, subject to applicable rules and agreements.

Does a flat-fee listing guarantee that my property will sell or rent?

No. A listing can help market your property, but a sale or lease depends on factors such as price, location, property condition, market conditions, demand, and the terms you are willing to accept.

Can I list a rental property?

Eligible rental properties may qualify for the advertised $49, 60-day rental listing option. Review the current service terms and applicable MLS® requirements before ordering.
